 Dave and Wendy Lockhart of Lockhart & Associates are realtors that you can trust.  Being a young business professional, I was beginning to think of investment options to secure my future retirement.  I was particularly interested in real estate and the potential cash flow benefits of rental properties.  Since Dave and Wendy have several rental properties of their own, their expertise in determining which properties provided the best cash flow and potential re-sale value was a tremendous asset for me. 

To be a little more specific, they provided me with a list of excellent investments ranging from condos, duplexes, and multi-family homes.  We then sat down and looked at the cost of purchasing, monthly expenses of the property, and revenue from rental income.  In a very easy and clear way, I was able to see the potential cash flow of each property and then determine which property fits best in my overall investment portfolio. 

Some additional services that Lockhart & Associates provided was assisting me in getting the property appraised and inspected, communicating my offers and requests to the seller, and generally walking me through the entire process of purchasing the property.  All this was done in a timely fashion and without interrupting my responsibilities at work.

My husband Nick and I just wanted to say how happy we are that we closed on our house in Gulfport, Florida on March 5, 2008. Our thanks goes to David & Wendy Lockhart with Keller Williams Realty. Their expertise and knowledge of the currently changing housing market got our house sold in just two months. We previously had our house listed from April 2007 to October 2007. We went with a local Realtor, who sold property in the area for years. She put a sign out, ran a few ads, held some open houses (which no one showed up) and showed the house twice. After the listing expired, we dediced we wanted a Realtor who as aggressive, knowledgeable, and current with tools and resources in the market today. We interviewed several Realtors to see what type to marketing plan they had and their recent sales history. We were impressed with David & Wendy Lockhart's enthusiansm, aggressive ideas and sincerity. The plan was to get the property in the MLS, pitch the property at the Board of Realtors, make up flyers, hold a Broker's Open House, use the Internet, network with other Realtors, and advertise in one of the Home Magazines. They also suggested areas which we could give the house more appeal and we followed their suggestions. They did everything they said the would do, and our house was shown numerous times. After six weeks and we still didn't have an offer, we met with David and reduced the price slightly. We got an offer on February 14th for our full asking price with us paying for a percentage of closing costs. That was the best Valentine's Day my husband and I could have celebrated. We accepted the offer, and set the closing date to be on no later than March 5th. Before the closing, my husband had to go out of town. We were able to FED EX necessary documents for my husband to sign so everything would close on time. The weekend before we closed, I needed to take the rest of the furniture out of the house. A friend of mine drove me over in her truck and I asked David if he could help us load the things in the truck. He said "No problem". That day it poured down rain and David was there to help. He went beyond the Realtor/client relationship. He got soaked, and he was concerned about an antique chair we had and didn't want it to get wet. He came back later and took the chair home. Then he brought and loaded it in my vehicle at closing. Our closing went smooth with no problems. We were very fortunate to find such great and caring Realtors.
